301 M Street, SW

The 301 M Street project consists of two new residential buildings, a completely renovated and energized streetscape that widens and restores the existing sidewalks, and two underground parking garages. The new residential buildings will compliment and redevelop part of the site of the I.M. Pei Towers, which were developed in the 1960’s and are designated as historic landmarks. The new buildings will house approximately 200 units and add to the rich architectural diversity of the Southwest Quadrant of Washington, DC.

Warner will provide scheduling support services to include a review of the status of the project to date, including the general contractor’s baseline schedule and recent monthly updates, and monitoring of the progress of the work and the general contractor’s future monthly schedule updates.

Trove Residential

Washington Real Estate Investment Trust is developing a three building, 401 multi-family residential unit project to a large existing complex in Arlington’s Columbia Pike corridor. The Trove is being constructed on 3.5 acres at what is currently The Wellington, a 711-unit complex at 1850 Columbia Pike. The buildings are all six-story wood framed construction on cast-in-place concrete foundation and parking structure.

Warner has been engaged, initially by Hanscomb Consultants for WashREIT, and then directly by WashREIT, to provide schedule consulting services including review and reporting on the Contractor’s monthly CPM schedule updates performance against forecast and to review the Contractor’s submission for time extension (TIA’s – Time Impact Analyses) for validation and recommendations. These include review and reporting on Contractor asserted impacts and delays attributable to inclement weather and other allegedly unforeseen site impacts.

Wheaton Revitalization Project

The Wheaton Revitalization Project is a mixed-use development established to improve mobility, increase Wheaton Metro Station use, reduce traffic congestion, increase the diversity of employment opportunities, as well as diminishing negative environmental impact. The Project will provide a Government office building, below ground parking garage, and a town square as part of the Revitalization Strategy for the area. The project is a twelve story building, 309,000 square feet of office space, a 35,000 square feet town square, 10,000 square feet of retail and 397 spaces of underground parking.

Warner has been engaged by the project’s Developer, StonebridgeCarras, to provide full time onsite project management to assist its project team with oversight of the building’s foundation and substructure construction phase. The nature of the existing subterranean conditions along with substructure design elements, in combination with the Developer’s Public/Government Partner, demands strict planning, execution, and compliance with high-quality standards and time of performance. Warner’s role is to support and assist the Client to ensure the Contractor’s establishment, implementation, and execution of a plan to meet the significant demands of this phase of the Project. Warner will also provide support, experience, and expertise in ensuring proper communication and coordination among the multiple project stakeholders – including third party inspection professionals that help ensure technical and quality compliance with design and industry best practice.
